    $900 in first-year value + savings

    Comparison combines $300 in retail media value, the $300 onboarding fee, and management fees. It is not an all-in quote. Leasing, renewal, maintenance coordination, repairs, and other applicable charges are separate. Actual management savings equal 1% of rent collected during the first 12 months.

    Management is billed on collected rent, not paid annually upfront. The introductory rate is 9% for 12 consecutive months from management commencement, then 10%.

    What if my home is already occupied?

    We’ll discuss your existing lease and transition timing. Media scheduling and any redemption window will be confirmed in your management plan before you sign.

    Does the offer include every management-related charge?

    No. The offer covers the listing media package, waived onboarding fee, and reduced management rate shown above. Leasing, renewal, maintenance coordination, repairs, and other applicable charges remain separate and would be explained before you sign.

    How would switching managers work?

    Northpoint coordinates the transfer of relevant materials, including leases and work-order history, from your existing manager. We’ll discuss your notice period and timing. Any combination with a separate transition fee waiver would be confirmed in your proposal; that waiver is not counted in this example.
