    The average asking rent in Northpoint's reviewed Nashville market sample was $2,866 per month; the median was $2,410. These are calculations from 3,070 distinct properties classified as single-family rentals in Parcl data held by Northpoint, reviewed September 25, 2026. They are not signed-lease rents, an all-housing average, or an estimate for one address.

    What this rent snapshot measures

    Geography: the Nashville market footprint used in Northpoint Platform, labeled metro in its market registry—not city limits and not a neighborhood. Housing: active, eligible listings classified as single-family, across bedroom counts. Apartments and townhouses are not included in this calculation.

    Average: $2,866. Median: $2,410. Middle half of asking rents: approximately $2,045–$3,000. The middle half runs from the 25th to the 75th percentile; it is a description of this sample, not a recommended price range for your home.

    The average adds all included asks and divides by the number of properties. The median is the midpoint, so a few unusually expensive listings have less influence on it. The sample retains positive asks rather than imposing an undocumented price cutoff. Its extremes—$750 to $30,000—need care: listing errors, unusual offerings or lease terms can distort a headline average. No individual listing or lease term has been certified by this article.

    Narrow the geography and the rental product

    East Nashville, Franklin and Murfreesboro describe different searches. Franklin and Murfreesboro are separate cities; a broad Nashville metro rent measure is not a comparable lease for any one of them.

    Start with the same bedroom count, bathrooms, approximate size, condition and lease terms. Check whether the alternatives offer a garage, yard, parking or services that your property does not.     Asking rent is not collected rent

    An active listing shows an offer. It does not show whether an applicant accepted that price, whether a concession was negotiated, or how much rent was ultimately collected. A removed listing is not proof of a signed lease either. Keep verified lease evidence separate from active asking prices.

Records are deduplicated by property. Of 3,084 eligible properties, 14 with missing or nonpositive rent are excluded, leaving 3,070 for the rent statistics. Prices are rounded to whole dollars.

    This is a provider-observed listing sample, not a census of all rentals. Property classifications and asking prices can contain errors; furnished status, lease length, concessions and utilities have not been standardized across every record.
