This is the site's reported average, not Northpoint's own single-family rent calculation or a verified signed-lease figure. [1]
What the number does—and does not—tell you
The headline combines bedroom counts and housing types. It can help orient a search, but it is not a comparable rent for a particular detached house. This article does not treat Zillow Rental Manager’s headline as the separate Zillow Observed Rent Index, or assume that the provider’s city label matches a municipal boundary.
The page does not establish the exact included denominator or calculation method for this headline in the material reviewed. Its available-rental count should not be treated as that denominator. This is a provider-reported benchmark; Northpoint has not independently reconstructed it.

Build a relevant local comparison
This guide focuses on Fort Lauderdale neighborhoods, not Boca Raton, Coral Springs or Pompano Beach presented as if they were inside the city. Waterfront, inland, furnished and unfurnished rentals must be compared separately.

If interest is weak, inspect photos, showing access, condition and competing offers before assuming price is the only issue. No citywide average can promise a lease in a fixed number of days.
