5 Insurance Mistakes Tucson Rental Owners Make That Could Cost Everything

Insurance is the thing nobody thinks about until it is too late. And in Tucson, where mix of historic midtown homes and newer foothills and east-side builds creates unique exposure, most owners are underinsured without knowing it.

    Mistake 1: Using a Homeowner's Policy on a Rental

This is the most common and most dangerous mistake. A standard homeowner's policy does not cover a property you are renting to someone else. If a tenant's guest slips on the stairs in Sam Hughes and your property has a homeowner's policy instead of a landlord policy, your claim will be denied.

A landlord (DP-3) policy covers the structure, liability, and lost rental income. It is not optional. It is the minimum.

    Mistake 2: Skipping Umbrella Coverage

A standard landlord policy covers $300,000-$500,000 in liability. A serious injury lawsuit can exceed $1 million. An umbrella policy adds $1-$2 million in additional coverage for $200-$400/year. That is the best insurance ROI in real estate.

Mistake 3: Not Requiring Tenant Renters Insurance

When a tenant's personal property is damaged (fire, theft, water) and they do not have renters insurance, they come after you. Requiring renters insurance in the lease ($15-$30/month for the tenant) protects both parties and reduces your liability.

Mistake 4: Underinsuring for Replacement Cost

Many Tucson owners insure for market value instead of replacement cost. If your property in Catalina Foothills would cost $350,000 to rebuild but is insured for $250,000 market value, you are $100,000 short after a total loss. Review your coverage annually as construction costs change.

    Mistake 5: Ignoring Loss-of-Rent Coverage

If your property becomes uninhabitable (fire, flood, major repair), loss-of-rent coverage replaces your rental income during the repair period. Without it, you are paying the mortgage out of pocket while earning nothing. Most landlord policies include this, but check your limits.

    The Annual Insurance Checklist

Review coverage limits against current replacement costs. Confirm your policy is a landlord/DP-3 policy. Verify umbrella coverage is in place. Ensure lease requires tenant renters insurance. Check deductibles: can you cover them comfortably?

Insurance is not where you save money. It is where you protect everything else.
